Phase 1 Environmental Site Assessment (ESA)
A Phase 1 ESA is a non-intrusive investigation conducted to identify potential or existing environmental contamination liabilities associated with a property. We conduct Phase 1 ESAs in accordance with the Canadian Standards Association (CSA) Phase 1 Environmental Site Assessment Standard (CSA, 2022).
Our process includes site visits, reviewing historical records, and interviewing stakeholders to evaluate potential contamination risks. This step is essential for property transactions, development planning, and risk management, providing clients with the information needed to make informed decisions..
Phase 2 ESA
A Phase 2 ESA involves intrusive investigations to confirm and quantify the presence of contaminants of potential concern (COPCs) identified in a Phase 1 ESA. Our team collects and analyzes soil, sediment, surface water, and groundwater samples to determine the extent and severity of contamination. The results inform remediation strategies and ensure compliance with local environmental regulations.
Stage 1 and 2 Preliminary Site Investigation (PSI)
In British Columbia, environmental assessments of potentially contaminated sites often follow the terminology and framework defined by the Environmental Management Act and associated regulations. While the process is similar to the Phase 1 and Phase 2 ESAs used elsewhere in Canada, British Columbia refers to these stages as Stage 1 Preliminary Site Investigation and Stage 2 Preliminary Site Investigation.
